Vernon CT Real Estate Market Report for February 2014

One  of the Town of Vernon Connecticut ‘s pride is the Middle Bolton Lake. Middle Bolton Lake is 121 acres. It only allows motor boats up to 6HP. Therefore, it preserves its clean water and the serenity that lake community offers.

Currently, there are 115 properties for sale in the Town of Vernon. The most expensive is $450,000 boasting of 7 bedrooms and 3 full bathrooms within a 4,576 square feet home.

The average size and listed price is 1,707 sq.ft. and $200,869, respectively.

Forty properties are currently under contract with $359,000 as the most expensive with 2,659 square feet and $166,593 as the average listing price with 1,509 square feet.

January is down by 1 sale compared to its preceding month, December. However, the average listing price of $191,489 in January 2014 is higher compared to $178,650 in December 2013. The difference in average size is not significant–33 square feet.

The sold units of 10 in December and 9 in January converted into an absorption rate gives us an approximate length or period of time when the current inventory of 115 units would be depleted.

Given the absorption rate of 9.5 units sold in a month, the Town of Vernon currently has 12-month supply.
