As of this writing, there are 175 homes for sale in East Hartford CT. Out of this 175 units, the average listing price is $149,566 with 1,389 square feet, 3 bedrooms and 1 1/2 bathrooms. The most expensive home is listed at $299,000 with 3,231 square feet, 6 bedrooms and 3 1/2 bathrooms.

In East Hartford Connecticut Real Estate, there are 82 homes currently under contract. The average listing price for the homes with pending sales is $122,088 with average square feet of 1,331, 3 bedrooms and 1 bathroom. The most expensive home under contract is $229,900 with 2,584 square feet, 5 bedrooms and 3 bathrooms.
Twenty four homes sold in January with an average listing price of $150,479, average square feet of 1,486, 3 bedrooms and 1 1/2 bathrooms. In February, 25 homes were sold with an average listing price of $123,396, with 1,410 square feet, 3 bedrooms and 1 1/2 bathrooms.
This means that the month of January fared better in terms of average list price per square footage compared to February.
Based on the sold units in January and February, the absorption rate is 24.5. At this given rate, the current inventory of 175 homes would be depleted in seven months. This current market condition in East Hartford Real Estate provides a better leverage for the buyers.
